Job Description
Create and implement a comprehensive property maintenance strategy that takes into account preventive, corrective, and predictive maintenance approaches.
Establish maintenance schedules and ensure adherence to maintenance plans.
Inspect properties on a regular basis to identify maintenance issues and prioritize work.
Lead and manage a maintenance team of technicians, contractors, and vendors.
Assign duties and responsibilities to the maintenance staff to ensure optimal resource allocation.
Guide, train, and support team members in order to improve their abilities and performance.
Create and maintain the maintenance budget, ensuring that all expenses stay within the budgeted limits.
Identify cost-cutting opportunities and put steps in place maintenance costs.
Examine and approve invoices, purchase orders, and contracts relating to maintenance.
Monitor the quality of maintenance work, addressing any issues or deficiencies promptly. Keep an inventory of the equipment, tools, and spare components required for maintenance tasks.
Implement and maintain a preventive maintenance program for building systems, such as HVAC (Heating, Ventilation and Air Conditioning), plumbing, electrical, and security systems.
Select and engage contractors, vendors, and suppliers for maintenance and repair services.
Keep detailed records of maintenance activities, such as work orders, inspections, and maintenance histories.
Prepare regular reports on maintenance operations, including key performance indicators (KPIS)and budget variances.
Stay updated on industry trends, new technologies, and best practices in M&E maintenance to enhance skills and knowledge.
Job requirements
Bachelor’s degree (or comparable experience) in engineering, facilities management, or a similar profession.
Must have 3-5 years of experience in property maintenance management, preferably in a relate or property management setting.
Knowledge of building systems and maintenance techniques, such as HVAC, plumbing, electrical, and security systems, is required.
Excellent team management and leadership skills, as well as the ability to encourage and build a team.
A thorough understanding of budgeting, cost control, and financial management fundamentals is required.
Outstanding problem-solving and decision-making skills.
Interacting with property managers, vendors, and stakeholders requires effective communication and interpersonal skills.
Detail-oriented, with excellent organizational and time-management abilities.
Proficiency in using computerized maintenance management systems and other relevant software such as Microsoft Office 365 (Word, PowerPoint, Excel) and Auto CAD.
